There are numerous pubs on Caye Caulker, but there are none that compare to this one.  Oceanside Nightclub could not be better situated... it lies in the heart of Caye Caulker Village.  It's location right on Front Street ensures that virtually EVERYONE who visits this little island will pass by.  With it's sand floors, this popular establishment is a favorite among tourists as well as the locals.

This is one of only two nightclubs on Caye Caulker that are licensed to stay open past midnight.  So, when the other places are shutting down, everyone goes to Oceanside!  The Owner has made a considerable investment to be able to qualify for this license including lining the walls with special soundproofing materials.

In addition to income from the sale of beverages, there is also rental income from the 'Little Paris' restaurant, a Tour Guide Office and space for boats at the pier.  And, the six poker machines & two slot machines bring in an extra US$40k to US$50k net per year. In the back of the property there is a 625 sqft cement/wire fence building that was used to operate a dive shop for many years.  This space could be leased out to provide even more rental income.  Lots of revenue from this property!

The foreshore is leased (grand-fathered & transferable) from the Government of Belize for US$250/year giving you the use of almost 2,000 sqft of beach front.  The pier is well built and in good condition.  It extends 300 feet and has a palapa roofed shelter at the end.  The resort next door to Oceanside pays for the use of the pier to operate their snorkeling tours.
